Emporio Homes Pty Ltd was established in November 2000 with the goal of becoming one of the leading builders in Perth.

The Emporio Homes office is located on the corner of Scarborough Beach Road and Brady Street, facing Brady Street in Mt Hawthorn. It has a modern style interior complimenting the required atmosphere consistent with a builder offering the finest quality homes in both design and construction.

Emporio Homes is near heart of the Osborne Park industrial area which enables convenient access to quality building suppliers, products and materials.
As a boutique builder we construct a limited number of homes. Emorio Homes has the ability to manage all aspects of a project from design concept, working drawings, budgeting, materials and labour and project management. We produce very high standard buildings and maintain that quality in construction and design.

BUSINESS STRUCTURE
Emporio Homes provides a comfortable environment where clients can interact with us, this is important so that the client can follow the design process. Throughout the designing process Emporio Homes goes through every aspect of the plans, working drawings, specification and addenda allowing regular input and feed back from the client ensuring overall awareness during the building so when it comes to finalising plans the client is satisfied with every minor detail, thus controlling any chance of cost overruns.

MANAGEMENT STRUCTURE

Operations Manual
Emporio Homes has an integrated building management system called The Operations Manual, one is given to each division within the company. This manual contains the overall daily running of the company, from initial sales enquires to the building process, outlining the different departments within the company, responsibilities and overall office procedure. This is regularly updated as items come up in our weekly Management Meetings.

Emporio Homes documents are categorised in a document number sequence, this makes it easy to keep track of paper work. It is critical that initial budgeting is accurate and more importantly realistic rather then an arbitrary PC sum.

The company has an asset commitment of several million dollars to finance operations sufficient to enable Emporio Homes to maintain the position of Perth’s finest quality boutique builder. Our projects fall into a number of categories, as we are able to build various types of homes, styles range from unit developments to double storey executive homes and renovations. This is a result of the diversity and flexibility of Emporio Homes.

New homebuilder constructions ranges from $250,000 - $1,500,000. Emporio Homes Pty Ltd are involved in advising in all aspects of the building selection including bricks, roof tiles, paving, garage doors, cabinetwork, plumbing fixture and fitting, white goods, electrical and exterior colour schemes.

We have built up a team of trades and suppliers that perform to a very high standard, with emphasis on quality workmanship and materials. A good working relationship with the suppliers ensures confidence that we have up to date samples available to us.

DESIGN
Emporio Homes has the necessary dedicated and experienced team members whose personal, professional skills and attributes include the full range of project delivery qualities required. Our designs range from Contemporary, Traditional and Eclectic through to specialised design styles such as European and French Provencial. We offer a full range of exterior selection service aswell as interior. Our office holds samples including roof tiles, bricks, pavers, colour bond samples and door hardware, also a full library of brochures on material sand products, which is updated on a regular basis.

Emporio Homes takes control of finalising specifications with the client whilst offering realistic advice with reference to extra costs and options. A plan preparation agreement is signed and a deposit given for preliminary drawings. Once these drawings have been agreed upon, final drawings, addenda’s and quotation are given then a contract is signed.

CONCLUSION
Emporio Homes buildings are individually designed by the Emporio Homes team, with personal input from Patricia Edinger. Patricia personally consults to all clients of the company ensuring awareness of the building process. Emporio Homes has the ability to build various types of homes and is flexible and innovative in turning their client’s dreams into a reality.
